commercial space a model for future One of Vancouver's most historic industrial sites is transforming into a new kind of job space that will bring dozens of new companies and up to 500 workers to the north end of Victoria Drive.
Conwest Group held a ground breaking ceremony on March 1 to mark the launch of construction of Ironworks, a two building 200,000 square feet flex industrial commercial project on the site of the former Terminal City Iron Works foundry.The site once used to make heavy duty waterworks equipment, war effort materials and later, movies will now house post industrial firms making things like software, blueprints and perhaps craft beer.When finished at the end of 2018, the buildings of two and three levels will cover one city block. It's located at Victoria Drive between Pandora and Franklin streets.The project is valued at $90 million and is being sold off in strata pandora charms kids units, half of which are already sold, said Ben Taddei, chief operating officer buy pandora charms with Conwest Group. The building will include showroom, warehouse and wholesale space, as well as office space, he said.The project was designed by Taylor Kurtz Architecture and Design."We've been able to utilize the natural topography of the site to gain loading at the high side, the low side and in the middle of the development to provide a very functional industrial format for small bay industrial users," said Craig Taylor, president of Taylor Kurtz."On top of that, we've been able to build additional office space," he said. "The unique requirements of the particular industrial zone allow for a significant amount of general office, and as such we've taken great advantage of that and purchased a strata unit ourselves."He said the new building is almost like a return to original industrial roots of the site. Terminal City Iron Works was founded more than 110 years ago, producing waterworks equipment including fire hydrants, pipes and manhole covers.Taddei said it became a factory for the First World War effort, making 18 pound artillery shells. And later, during the pandora online retailers Second World War, workers produced winches and valves for the military.From 1999 until 2015, the site served as a backdrop for film and TV productions including the X Files, Superman and Catwoman."I hope there's nobody building artillery shells in the new place," joked Vancouver City Councillor Geoff Meggs, who officially broke ground at the ceremony, pulling the levers of a large digger under the instruction of an expert."It has been a conundrum right across the region to determine how we could make the best use of land with the port so hungry for land," he said. "The need to densify and find new approaches for the use of our job space is really critical."Local architect, developer and real estate consultant Michael Geller also attended the event. He said it's refreshing to see a job producing project in the inner city. More projects like this could be on the way if it's a success, he said."Someone once said that developers are so dictated by the herd instinct they make sheep look like free thinkers," he said, in earshot of the architect."It will become a success, and then all around here you'll start to see other developers coming in. This is a very sophisticated, urbane solution."Geller said projects like this that blend office and industry should go one step further by adding residential components to create more vibrant neighbourhoods.He pointed to Wall Financial's WorkSpaces at Strathcona Village at the 900 block of Hastings as an example. Industry today is computer games; it's distribution. It's a variety of different uses and we have to mentally make that adjustment."Fitting that description will be Advisor Websites, another owner at Ironworks. The firm develops websites for the financial services industry. They currently reside in a rented office in a Coal Harbour tower.Advisor CEO Bart Wisniowski printed out a map of the city and had each of his 38 staff insert of pin marking their home. "This location fit the criteria well," he said. "Maybe it wasn't the most central location, but it's good. It's close to both the highway and very close to downtown."Wisniowski said he wanted to move away from leasing.
"We wanted to invest as part of our business and get into the real estate side of things as well," he said."For a tech start up, it's going to give us a few good options and we're looking forward to building it out to our needs," he said.Is there more to this story?
